Collden Farm is a single-family clustered subdivision located in Wolfeboro, NH, on Brown’s Ridge Road (just two minutes from Route 16). It is an easy commute to Rochester (25 minutes), Somersworth (35 minutes) and Portsmouth (50 minutes). Downtown Wolfeboro is 15 minutes from the site.

The first phase was made up of 18 lots (two were merged into one) averaging about .75 acre each. At present there are 14 homes. The new phase has 15 lots, which average 1.5 acres. There is one premier lot (#5) which is 3.5 acres and located on top of a knoll with 360 degree views. All lots are designed for single wells and septic and “perc” tests have been performed. Septic design would be the responsibility of the builder.
The buyer will be responsible for completing the loop road and an overlay on the existing Village Corner Road, which will bring the road to Town standards. After 6 or 7 new homes are occupied in either phase, Collden Farm residents can petition the Town Meeting to accept Village Corner Road as a public road. For the convenience of potential buyers, there is an attached Excel spreadsheet (labeled Road Cost Estimator), which details (very thoroughly) all the tasks and amounts of material required to complete the road. All a potential buyer needs to do is insert their costs line-by-line to calculate a very accurate estimate of the road construction costs.
The homeowner association will be responsible for road plowing and maintenance (until the Town accepts the road), as well as minimal entrance landscaping and a mail house. For the new lots the estimated homeowner association costs are estimated to be approximately $98/month.
The seller (Collden Corp.) has delineating the wetlands and will be responsible for obtaining the necessary amended Attorney General approval.
